If
you have an interest in renting the Trinity House Theatre facilities,
please read the info below and then email the rental address on our contact page
or call 734.464.6302. Let us know who you are, what organization you
are with, the purpose of the rental (activity or event
that will take place), and admission charges if any.
Please
check the list of upcoming
events to see any dates that would
not be available. However, please be advised that just
because a date is not listed on the upcoming
events page does not mean that the date
is available for rental.
Rates
are $200 per day.
A
security deposit and proof of insurance are required.
Insurance tends to be an issue for many interested renters.
You may want to research your insurance options prior to
contacting us.
For
short term rentals the security deposit starts at $100, for long term
rentals the security deposit is usually one month’s rent. The
security deposit is returned upon our verification that no damage was done
to the facilities and return of the building key.
If
your organization already has liability insurance you should be able to
get a rider on your policy to cover the rental event by contacting your
agent. Here is the info from the lease that your agent will need:
Tenant and Landlord shall, each at its own expense, maintain a policy or
policies of comprehensive general liability insurance with respect to the
particular activities of each in the Building with the premiums thereon
fully paid on or before due date. Such insurance policy shall be issued by
and binding upon an insurance company approved by Landlord, and shall
afford minimum protection of not less than $1,000,000 combined single
limit coverage of bodily injury, property damage or combination thereof.
Tenant's insurance must provide Landlord with a Certificate of Liability
Insurance naming Trinity House Theatre, its members, board of directors,
officers, volunteers and staff as an additional insured. Seating
capacity is limited to 87.
If you do not have insurance, our insurance provider may be able to give
you a rider on our insurance policy if you are producing a theatrical
drama. The fee for this tends to be between $75 - $100. Our
insurance policy is through the American Association of Community Theatre
(AACT). AACT is able to provide an insurance rider to outside groups
only for dramatic productions. You will need to provide your own
insurance if you are renting for any other purpose (e.g. concerts, private
parties, church events, etc.)
Stage
lighting and the minor sound equipment in the light booth are included in
the rental, but our concert sound equipment is not. If you need
sound equipment you would have to provide your own or contract with
one of our sound technicians to run our equipment.
The
stage is approximately 13’ by 26’.
Rents
are paid in advance.
For
long term rentals, rent is due the 1st of the month.
The security deposit is due at the signing of the lease.
For
short term rentals, the first day’s rent and security deposit are due
when the lease is signed. The dates will not be secured
and a key will not be issued until the security deposit and first day’s
rent are paid. These amounts are non-refundable if the
tenant backs out of the lease.
For
one day rentals, the security deposit and rent needs to be paid to secure
the date and to be issued a key. The security deposit
will be forfeited if the tenant cancels the lease.
The
air conditioner will not cool the building effectively on extremely hot
days or on warm days with a large crowd inside. If you choose to
rent during the summer months, you are at the mercy of the weather.

Building Use Rules
1.
Maximum seating capacity is 87.
2.
No smoking is allowed inside the building.
3.
No alcoholic beverages may be used on the premises.
4.
The building is to be left as it was found. If chairs or tables are
moved in the lobby or auditorium, they are to be returned to their
original positions.
5.
The equipment in the light/sound booth may be used only with prior
approval and instruction from THT staff. If any lights are
rearranged, they must be restored to their original positions.
6.
The soundboard, microphones, speakers, and monitors which belong to
Trinity House Theatre are not to be used by the Tenant. (The sound
equipment found in the light/sound booth which includes a CD player and
tape player may be used by the Tenant but only with instruction.)
7.
The make-up and costumes which belong to Trinity House Theatre are not to
be used by the Tenant.
8.
The pop and water in the refrigerator may be purchased for $1 per item.
Money should be placed in the jar on the concession stand.
9.
If the phone needs to be used for out-going calls, the calls are to be
paid for by the Tenant.
10.
The Administrative Office is off-limits.
11.
All lights in the building should be off when the Tenant leaves.
12.
If the air conditioning is used, it should be turned off when the Tenant
leaves or the temperature on the thermostat should be increased to 82.
If the overhead fans are turned on, they should be turned off when the
Tenant leaves. In the winter, the heat should be left on, but the
thermostat should be lowered to 60 (68 if the Tenant is leasing the next
day).
13.
The back door is to be used only in the case of an emergency. The
locks on the door should be opened during the Tenant's occupation of the
building but relocked when the Tenant leaves the building.
14.
The front door needs to be firmly closed when you exit the building.
